Unlike an attorney, the notary does not defend one party against another: impartiality is a legal duty. The notary verifies identity, capacity and intent, explains every clause and gives the deed the public faith that makes it certain, enforceable and preserved over time.
From first meeting to certified copy
Every deed follows a clear, shared path. The parties receive the draft in advance, timings are set from the start and no cost comes as a surprise.

How much does a notarial deed cost?
Fees for public deeds are set by the notarial tariff of Canton Ticino, based on the value of the deed. We always provide a written quote before proceeding; the estimator on the Fees page gives an immediate order of magnitude.
Can I sign a deed in German, French or English?
Yes. We draft deeds in Italian, German and French and assist English-speaking clients with translation and reading in English, with no need for external interpreters.
Can a foreign national buy a home in Ticino?
It depends on residence and property type: the Lex Koller limits purchases by persons abroad. We check the situation before negotiations and, where needed, handle the authorisation request.
